Pahrump deals die in due diligence more than in underwriting, and almost always for one of four local reasons. One: water. Most of the valley runs private wells, and Nye County's groundwater basin is chronically over-appropriated on paper, so a well inspection with flow and quality testing is not optional. Two: septic, same logic, plus a pump-and-inspect before close. Three: construction type. The valley mixes site-built houses with a deep stock of manufactured homes, and the DSCR world splits hard on them: plenty of lenders decline manufactured entirely, others want permanent foundation certification, HUD tags, and land ownership documented. A site-built Calvada three-bedroom at $245,000 has a dramatically wider lender menu than a nicer manufactured home at the same price. Four: the new short-term rental regime. Pahrump Town Ordinance 74, adopted July 15, 2025 and effective August 4, 2025, requires registration, licensing, and inspection for stays under 30 days, limits an owner to five registrations, and mandates room-tax collection through the Nye County Treasurer. It grandfathered nothing, so any listing you buy must re-qualify under your name. None of this is hostile, it is just specific.
